JPMorgan Chase is opening the doors to its new $3 billion headquarters in midtown Manhattan, a 60-storey tower that has been described by employees as a monument to chief executive Jamie Dimon’s near two decades at the helm, according to the Financial Times.

The skyscraper at 270 Park Avenue, designed by Foster + Partners, stands at 1,388 feet — nearly twice the height of its predecessor and almost as tall as the Empire State Building. Its tapering form is meant to symbolize continuous growth, mirroring Dimon’s transformation of JPMorgan into the most powerful U.S. bank.

Since becoming chief executive in 2005, Dimon has built JPMorgan into a $800 billion behemoth with $4 trillion in assets, generating more profit in a single quarter than Goldman Sachs makes in a year. In 2023, the bank earned more than $1 billion a week in profits, cementing its dominance over rivals Bank of America, Wells Fargo, and Citigroup.

The new headquarters reflects that scale. Beyond biometric security systems and AI-powered circadian rhythm lighting, it has the capacity to withstand prolonged power outages and droughts. Amenities include a 19-restaurant food court curated by Shake Shack founder Danny Meyer, a dedicated pub called Morgan’s, a medical office, a full-service fitness centre, and a JPMorgan merchandise store. Employees joke that, with fresh air systems three times stronger than normal and food delivery direct to desks, the tower is designed to keep them inside all day.

The first wave of staff will move in on August 25, though only 10,000 of JPMorgan’s 317,000 employees will ultimately work there. Some New York-based staff have been told they will remain in other offices despite the headquarters’ capacity, leading to disappointment among support teams who will not receive desks but will still have access to the building’s amenities.

The project has been years in the making. JPMorgan demolished its 1950s-era headquarters in 2021 to make room for the new building, which took more than seven years to design and construct. The bank is also upgrading other properties across midtown, including its 383 Madison Avenue offices and the recently acquired 250 Park Avenue, which could be converted to include hotel rooms for visiting staff.

Extravagant corporate towers have historically raised questions about hubris — Bear Stearns famously opened its new Madison Avenue office just years before its collapse and rescue by JPMorgan in 2008. Asked in 2018 about whether a triumphal new headquarters might send the wrong signal, Dimon quipped: “That worries me too actually. New headquarters’ building, usually you should short the stock at that point.”

For employees and Wall Street rivals alike, the new Park Avenue tower stands as a physical embodiment of Dimon’s “fortress balance sheet” mantra — and of JPMorgan’s unrivalled stature in American finance.
