Ukrainian billionaire Rinat Akhmetov, widely regarded as the richest man in Ukraine, has made headlines with the purchase of a sprawling five-story luxury apartment in Monaco for an astonishing 471 million euros, or approximately 554 million dollars. The deal ranks among the largest residential real estate transactions ever recorded globally, surpassing recent high-profile sales and underscoring the enduring appeal of ultra-prime property markets even in times of geopolitical instability.

The property, located in the prestigious Mareterra district of Monaco, represents a new pinnacle of luxury living. This newly developed area, constructed on reclaimed land from the Mediterranean Sea, was officially inaugurated in 2024 and has quickly become a magnet for the world’s wealthiest individuals. The apartment itself sits within the iconic Le Renzo building and boasts approximately 2,500 square meters of interior space, not including expansive terraces and balconies offering uninterrupted sea views.

With 21 rooms, the residence is designed to cater to the highest standards of comfort and exclusivity. It includes a private swimming pool, a jacuzzi, and at least eight parking spaces—features that reflect the scale and opulence expected at this level of the market. The acquisition was made through Akhmetov’s holding company, System Capital Management (SCM), which confirmed its investment in the development but declined to disclose further details about the property or the final price.

Information about the transaction emerged through Monaco’s property records as well as leaked documents and communications reviewed by Bloomberg Businessweek. These materials were provided by Distributed Denial of Secrets, a nonprofit organization known for archiving leaked data deemed to be in the public interest. The deal was reportedly finalized in 2024, though the purchase agreement dates back to just before Russia’s full-scale invasion of Ukraine in 2022.

The timing of the acquisition is particularly notable. Following the outbreak of war, Akhmetov’s business empire faced significant disruptions, including damage to energy infrastructure assets in Ukraine. Despite these challenges, his global investment strategy appears to have remained intact, with high-end real estate continuing to play a key role. SCM has maintained for over a decade that it holds a diversified international portfolio, including premium real estate assets.

Akhmetov’s latest purchase eclipses other recent headline-grabbing deals in the luxury property market. Among them are the sale of a London mansion for around 310 million euros and a New York penthouse acquired for roughly 240 million dollars by a hedge fund billionaire. These transactions, while extraordinary, now pale in comparison to the Monaco deal, highlighting the escalating values at the very top of the market.

Monaco has long been synonymous with extreme wealth and exclusivity. Its status as a tax haven, combined with its limited land availability, has made it one of the most expensive real estate markets in the world. The Mareterra project, developed over a decade, adds a new dimension to the principality’s property landscape. Comprising 114 luxury residences, including villas, townhouses, and apartments, the district is centered around landscaped gardens, a marina, and a public promenade.

Local real estate agents report that properties in Mareterra have been selling for more than 100,000 euros per square meter, a figure that reflects both scarcity and sustained international demand. Even smaller units command staggering prices, with a three-bedroom property currently listed at around 76 million euros. Rental listings are equally striking, with four- and five-bedroom apartments fetching monthly rents of up to 150,000 euros.

Official statistics indicate that the Larvotto district, where Mareterra is located, has become the most expensive area in Monaco based on estimated price per square meter. However, detailed pricing data for individual properties within the development is rarely disclosed publicly, adding an additional layer of exclusivity and intrigue.

Akhmetov, whose net worth exceeds 7 billion dollars according to Bloomberg’s Billionaires Index, has a long history of high-profile real estate investments. His portfolio includes the purchase of the historic Villa Les Cèdres on the French Riviera for 200 million euros in 2019, as well as a reported acquisition of a penthouse in London’s One Hyde Park in 2011.
